Wasatch County Home Trends in Utah
July 6, 2010

Wasatch County homes are selling for 4% less in
price so far this
year than at the same time last year. Lower prices have
attracted only a few more buyers to the Wasatch real estate
market for a total of 96 sold single family homes, raising the number of homes sold by
23 compared with the first six months of 2009. The average
sold price for a Wasatch County home was $330,665, which is $89,000 higher than the state average.
The current number of homes
for sale listed on the market constitute a two year inventory.
Wasatch County homes that sold during the first half of the year averaged
$108.53 per square foot. It is taking
over three months to sell a home that is priced with the market.
Wasatch County condominiums are selling for
$150,000 less on average than last year. These low condo prices,
averaging only $90,427, offer
buyers a significant savings compared with single family
homes. Condo prices
are lower than the state average by
$111,500. Condos are taking an average of 23 more days to sell than
single family homes.
Conclusion: Low interest rates and high inventory combine to offer
buyers who shop around some great bargains.
