Real Estate Market Sales for the Past 180 Days
June
21, 2007
Over
18,000 residential listings sold over the past
six months in Utah. The chart displayed below
shows residential real estate sales for the past
180 days throughout Utah. Included is the price
range of residential property and how many
properties sold in that price range.
The median price for residential property in
Utah is $212,000. Generally the higher the
price, the longer it takes to sell the property.
Homes listed over $5 million average 167 days on
the market to sell. Property in the price range
$100,000 to $299,999 is currently selling the
fastest, averaging only 39.8 days. Currently the
market is shifting to the “supply” side
particularly for properties priced above
$300,000. Attractive residences priced between
$100,000 and $150,000 commonly receive multiple
offers the first few days on the market.

County Comparison of the 2007 Real Estate Market
(January - May 29, 2007)

How are some of the
top counties in Utah doing in real estate sales so
far this year? The chart below displays the real
estate statistics for selected counties in Utah
beginning with the start of this calendar year until
May 29. Some noteworthy findings include the
following:
Œ
Salt Lake has the
lowest average number of days property remains on
market before selling at 37 days while its Southeast
neighbor, Wasatch County, has the highest at 100
days.
Summit boasts the
highest average sold price for single family homes
at $948,668 and also has the largest, reduced
average sold price to listed price by over $23,600.
Weber County has the lowest average sold prices in
the study at $177,351.

The average sold
price per square foot for Salt Lake County is $122,
Summit County more than doubles the number at $249.
Davis County has a very comfortable price per square
foot at $98, while it northern neighbor, Weber has
the lowest in the study at $84.
