Improving the look and the appeal of your home just before you sell will likely cost you more than the return you may expect. REALTOR® Magazine published a study in December 2006 with some surprising results. The following figures extracted from the article show that the Utah area comes close to recapturing the remodeling investment in only one area--minor kitchen remodeling. A minor kitchen remodel captured 95% of the investment. An office remodeling project captured only 63 percent.
